Nelson & Wallery, Ltd. based in Eleva, Wisconsin, was founded by Sheree Nelson, JD, CPA, CMI and Daniel J. Wallery, CPA, CMI in response to the increasing needs of individuals, professionals, corporations and governments requiring quality valuation and property tax consulting services. We are licensed public accountants with strong technical backgrounds in finance, data processing, engineering and valuation.  We established our firm in 1991 after gaining significant experience during our tenure at a Big Six accounting firm.

Our business focuses on value-added consulting for the health care industry, primarily in the area of senior care. We have provided multi-state appraisal and consulting services for approximately 150 health care facilities throughout the United States. We also have experience with a broad range of property types and industries, and have worked in most of the 50 states.

The following summary describes some of the other diverse projects for which we had primary responsibility for the services provided:

Valuation of the real estate and business operations of a major resort operation. Real estate included residential and commercial development land, timeshare condominiums, commercial leased space and a hotel redevelopment site. Businesses included restaurants, a resort management company, a golf course, skiing operations, a cable television station, a real estate brokerage firm and a travel agency.

Appraised the cellular telephone equipment, paging equipment and real estate acquired in a major acquisition of assets of a cellular telephone company for purchase price allocation purposes. Property was located in about 10 states.

Performed a preliminary valuation analysis of the leases of approximately 200 retail stores throughout the United States. This analysis was performed to advise the lending group for decision-making purposes related to bankruptcy proceedings.

Reviewed the appraisals of approximately 80 bank facilities performed for the FDIC for the acquisition of a large Dallas-based financial institution. Based on our analysis and quantification of additional obsolescence, the acquiring institution was able to negotiate a significant reduction in the purchase price.

Appraised the furniture, fixtures and leasehold interests of a major liquor store chain consisting of 104 locations in three states for purchase price allocation purposes.

Prepared valuation analyses of over 400 residential properties in the owned real estate portfolio of an Iowa lending institution for use in property tax appeals.

Provide property tax consulting services for the real estate portfolios of several nursing home chains.

Provide business/real property allocation analyses for property tax purposes for nursing home and other senior care properties.
